und schaut euch mal die arbeitslosenzahlen in bayern an - weder arbeiten die weniger noch gehts der heimlichen hauptstadt so dreckig wie der hauptstadt - das liegt daran: nahrungsmittel bier in bayern

Um diesen Thread mal wieder vom Off Topic Abstecher zum Thema zurueck zu fuehren: Kelowna in BC's Okanagan-Tal ist nun die zweitteuerste Stadt in Kanada, was die Hauspreise anbelangt. Nach Vancouver mit seinem durchschnittlichen Hauspreis von $503,000 liegt Kelowna ($422.000) nun vor Victoria, Toronto und Calgary. Mehr Infos unter

Gibt es in Kanada auch unabhängige Sachverständige, die man bei einem Hauskauf hinzuziehen kann ?

Ja, gibt es, und sollte man auch machen. Die nennen sich "home inspector" - nicht zu verwechseln mit dem "building inspector", das waere die staatliche Bauaufsicht. Die privaten "home inspectors" untersuchen das Haus vom Keller bis zum Dach auf strukturelle Maengel und Schaeden. Die Untersuchung kostet ein paar 100 Dollar, kann aber davor bewahren, die Katze im Sack zu kaufen. Oft wird in ein Kaufangebot hineingeschrieben "Subject to satisfying home inspection report". Man bekommt dann ein paar Tage nach dem Besichtigungstermin einen ausfuehrlichen Bericht, in dem steht, ob und welche Maengel gefunden worden, was Anlass zu Bedenken geben koennte, und was moeglicherweise in zwei oder vier Jahren repariert/ausgetauscht werden muss.

Insurance or Mortgage Co's may request those.

If any one is interested on such service in Central Nova Scotia , I network with some Inspectors and do Inspections on Mechanical Systems myself.

There are are lot of non or badly function systems especially in upscale
homes (Radiant Floor Heat, HVAC etc).

Unfortunately many clients want to save first und rather find out the hard way later.

Good Tradesmen are rare around here.

Do these inspectors also check things like electric and water installations or just the state of the building (structural integrity, walls, roof, underground) ?

These guys check whatever possible and accessible without causing damage to the house. Meaning, they will not look behind walls etc but they will check whatever they can. This includes water supply and waste water disposal, the electric panel and supply, the roof and guttering, the brickwork and windows. They will check for leaks and dampness. Having a home inspection done is a very good idea - strangely enough not everybody takes advantage of them, as they can actually save money.

We had made an offer on our house, subject to a satisafactory home inspection. When the home inspector came he and I went through the entire building with a fine toothcomb. Now, we wanted to renovate the building anyway, and by renovate I mean, gut and start from scratch, so I wasn't worried about the result but we still took the report to the seller and negotiated $8000 off the price of the house - the report suggested that to fix everything we would have to spend about $16.000.

So, an investment of $320 paid for itself immediately. Here in Toronto we had no problems finding qualified crafts people. Everybody did an excellent job.
